Information For Students

If you are looking to rent one of our superb student rooms at either of the two locations in Harborne then the documents and information found in this Section will help you to understand more about the process involved and privately renting student accommodation. See in particular the Government information booklet “How To Rent”, a sample tenancy agreement and the tenant guides.

You can reserve your room for as little as £100 holding fee which is fully refundable until 31st May 2017. Yes, even those of you looking for cheap student accommodations in Birmingham City Centre will be pleasantly surprised to see the unmatched cost-to-quality ratio that we have!

Procedure For Taking Up A Tenancy

1st October 2016 – 31st May 2017

ONLY £100 will reserve your room. Return completed Application Form(s) with holding fee of £100.00. This can be cancelled at no charge.

1st June 2017

£250 low deposit due (less £100 if holding fee paid). If deposit not received by this date, you will not qualify for discount and your booking may be released, holding fee not refunded. £35 cleaning fee due (refunded on completion of tenancy, if check out procedure followed, please see useful documents) & £30 admin fee

Completed Booking Forms, Applications (with ID’s) to be received to qualify for early bird discount cashbacks.

18TH August 2017

First months rent must be paid, or booking will be released before clearing. No refund.

1st September 2017

If paying in full (see special offer for discounts) rent to be paid.

Payment Options

In full – you can pay for the full term, you will not need a guarantor and can claim a discount, please see special offers

Instalments – we offer 2 instalment plans, both subject to a Rent Warranty. Most students will need a UK guarantor who

  • Has been UK resident for 12 months
  • Earnings of 3 times annual rent or savings to cover tenancy term
  • Clean credit history

 

Termly – 1st months rent due by 18th August, the remaining balance to be paid in 3 equal instalments to co-inside with student finance dates

 

Monthly – 1st months’ rent due by 18th August or before move in date (whichever is earliest) followed by equal payments to begin 1st October (for 45 weeks tenancies, please see pricing for reduced final month payment).

No Sunday move in’s

Arrivals out of these times will not be met and access will be denied.

Rent Payments

With a Warranty Certificate (You may need a guarantor), rent can be paid either monthly or termly in advance. Without a Warranty Certificate rent for the full tenancy term, must be paid in full (huge 3% discount available for full payment). For more information on Warranty Certificates, please contact us.

What Do Students Need To Bring?

What we provide in the rooms is listed in the Sample Student Inventory and Hall Features guide, you will be required to bring the following items if you wish to have them for your accommodation as they will NOT be provided:

  • RJ45 internet cable, wifi available, just in case
  • Documents required for your University Enrolment
  • Stationary
  • Alarm Clock
  • Duvet, Pillows and bedding – bed 1200mm x 1900mm
  • Towels and bath mat
  • Clothes hangers
  • Desk lamp
  • Waste paper bin for bedroom
  • Waste bin for bathroom
  • Cleaning products for your room and en-suite
  • Toilet brush
  • Laundry basket and washing powder
  • Basic provisions and toiletries
  • Items to make your room more homely – photographs, plants, rug and so on
  • We will provide a small amounts of cooking utensils, pots/pans, for emergencies, however we suggest you keep your own equipment in your kitchen cupboard which is lockable. We service all commercial areas but we do not WASH UP.

 

Please note you require permission if anything other than blue tack is used on the bedroom walls. Please note any marks left by blue tack will be charged for.
The blue note board is provided for any items needed to be pinned to the wall.
