Procedure for taking up a tenancy

 

If you’re looking to get value for money student accommodation in Birmingham, look no further. Offering you cheap student accommodation with large rooms. Whilst also providing you with  flexible payment choices through our student accommodation payment options.

Secure your place at one of our superb student rooms at either of the two locations in Harborne, Birmingham. The documents and information found in this section will help you to understand more about the process involved and privately renting student accommodation.

 

 

 

Steps

Information

Booking Form

First step to book with us is to fill out our booking form. You can do this online or print out the form. You can Email, Whatsapp, Wechat the file to us. To download the file, please Click Here.You can also use the online booking form.

Deposit

Deposits are required £250 for securing your room and for acting as your deposit throughout your tenancy. Once paid, we will insure your deposit through Mydeposits and provide you with the certificate.

Rent4sure Check

If you’re paying in instalments and have a guarantor. We’ll need to run a quick credit check on your guarantor with RENT4SURE. More information on the guarantor checks can be found in the further information section.

Tenancy Agreement

Once everything has been checked, we’ll send the tenancy agreement to be signed by yourself and your guarantor if your paying in instalments.

Arthur Portal

When all the paperwork has been completed, we’ll then send you log in details to Arthur. Arthur will provide you with a platform to access all your documents (Deposit Protection certificate, Tenancy Agreement & Payment Plan). From the app or website, you’ll also be able to log maintenance, message the team and see when new events are arranged for. 

First Instalment

Prior to moving in, you’ll be required to make your first instalment payment on the 1st August or full payment on the 19th August. This will be detailed on your payment plan which can be located on the Arthur portal.

Moving In

Finally, we’ll contact you prior to the set move in days to see when you’ll be arriving. We usually set our move in days to occur on 17th or 18th of September. However, if you would like to move in earlier than the 17th or after the 18th, please contact us so we can check availability.

Payment Options

Please find below the payment options we accept for students staying with us. If you’re interested in monthly payments, please note that these are limited. However, we will accept monthly payment should you not be in the position to pay termly. If this is the case, we’ll discuss this with you following the booking form.

 

PLAN TYPE INFORMATION
Termly 4 weeks rent is due on the 15th August, the remaining balance to be paid in 3 instalments to co-inside with student finance dates.
Monthly 1st months rent is on the 15th August followed by equal payments to begin 1st October (again dates to be adapted for early starts).

 

If you’re unable to get a UK guarantor for your tenancy. You’ll be able to pay in full which doesn’t require a UK guarantor. You’ll also be entitled to 2% off your total rent.

Deposit

If you make your booking after 31st May in each academic year and you wish to cancel your booking, you will have 14 calendar days after making the holding deposit payment to request a full refund. Please note this does not apply to deposits paid in August or September.

 

Guarantor Checks

You may need someone to Guarantee rent payments, referred to as a Guarantor.  In order to be successful, your guarantor must:

1.Have a clean credit history

2.Be a UK resident of 12 months or more

3.Have earnings or savings of 3 x annual rent charge

4.Be willing to pay your rent if you don’t/can’t.
