Maximising Space in Student Accommodation: Smart Strategies for Efficient Storage

Living in compact student accommodation is a common reality for many students, whether it’s a snug dorm room or a petite studio apartment. The challenge lies in optimising limited space without sacrificing comfort or functionality. Fortunately, with some ingenuity and careful planning, students can maximise space in their small living quarters using clever storage solutions. Here are some innovative ideas to help students make the most of their space:

Multi-Functional Furniture: Invest in furniture pieces that serve dual purposes to maximise space efficiency. Consider items like a sofa bed, which functions as seating during the day and a sleeping area at night. Likewise, a dining table with foldable or extendable leaves saves space when not in use.

Vertical Storage: When floor space is at a premium, think vertically. Install shelves or wall-mounted storage units to utilise vertical wall space for storing books, electronics, and other essentials. Over-the-door organisers or hooks are also handy for hanging clothing, bags, and accessories, freeing up valuable floor space.

Under-Bed Storage: Make use of the space under the bed for additional storage. Bed risers can lift the bed frame higher off the ground, creating room for storage bins or drawers underneath. Alternatively, consider a bed frame with built-in storage drawers for easy access to clothing, bedding, and other items.

Modular Shelving Systems: Modular shelving systems offer flexibility and customisation to fit any small space. These systems consist of individual shelving units that can be arranged and reconfigured to suit specific storage needs, such as books, decorative items, and personal belongings.

Hanging Organisers: Maximise closet space with hanging organisers and storage solutions. Hanging shelves, shoe racks, and fabric storage bins keep clothing, shoes, and accessories neatly organised and easily accessible. Slim-profile hangers help maximise closet space even further.

Foldable and Collapsible Items: Opt for foldable or collapsible items that can be easily stored away when not in use. Foldable chairs, tables, and storage bins can be tucked away in a closet or under the bed, while collapsible laundry baskets and drying racks save space in small accommodations.

Overhead Storage: Utilise the space above eye level for additional storage. Install overhead shelves or cabinets above desks, beds, or doorways to store items that are used less frequently, ensuring proper installation for safety.

Utilise Nooks and Crannies: Take advantage of unused nooks and crannies in the room for hidden storage. Install shelves or cabinets in awkward corners or alcoves to create extra storage space for books, electronics, or decorative items.

To begin, it’s essential to plan and be aware of the measurements of the room and available spaces. Platforms like Ikea offer tools to find items based on dimensions and categories. Once you have an idea, consider sketching it out or using online tools to create a digital layout, ensuring efficient use of space. With these smart strategies, students can transform even the smallest of rooms into organised and efficient living quarters.

Understanding Tenancy Agreements: What Every Student Should Know Before Signing for Accommodation

As a student, finding suitable accommodation can be both exciting and daunting. It marks a significant step towards independence and responsibility. However, one crucial aspect of securing accommodation is understanding and signing a tenancy agreement. Tenancy agreements are legally binding contracts that outline the terms and conditions of your tenancy.

Before signing on the dotted line, it’s imperative for students to have a clear understanding of what they’re agreeing to. Here’s a breakdown of key points every student should know before signing a lease agreement:

Tenancy Term: The tenancy term refers to the duration of your tenancy. It could be for a fixed period, such as one year, or on a month-to-month basis (periodic). Understand the start and end dates of the tenancy, as well as any provisions for renewal or termination.

Rent Amount and Payment Schedule: The tenancy should clearly state the rent amount and when it is due. Additionally, it should outline accepted payment methods and any penalties for late payments.

Security Deposit: Landlords often require a security deposit upfront, which is intended to cover any damages beyond normal wear and tear. Understand the amount of the deposit, the conditions for its return, and any deductions that may be made.

Utilities and Maintenance: Clarify which utilities are included in the rent and which ones you are responsible for paying separately. Understand who is responsible for maintenance and repairs, whether it’s the landlord or the tenant.

House Rules and Restrictions: Some lease agreements may include specific rules regarding noise levels, guests, smoking, and pet policies. Make sure you are comfortable with these rules and understand the consequences of violating them.

Subleasing and Roommates: If you plan to sublease the property or have roommates, ensure that the lease agreement permits this. Understand the process for adding or removing tenants from the tenancy.

Repairs and Maintenance: Know your rights as a tenant regarding repairs and maintenance issues. Landlords are typically responsible for ensuring the property is habitable and in good condition.

Termination Clause: Familiarise yourself with the conditions under which either party can terminate the tenancy early (This is normally not the case in AST tenancies in comparison to periodic). This could include reasons such as non-payment of rent, breach of lease terms, or a change in circumstances.

Notice Period: Understand the notice period required for both you and the landlord if you decide to move out or terminate the tenancy. This allows both parties to plan accordingly and avoid any misunderstandings.

Legal Obligations and Rights: Educate yourself on your legal rights and obligations as a tenant. Familiarise yourself with tenant laws and regulations to ensure your rights are protected throughout the tenancy.

Before signing a tenancy agreement, it’s advisable to carefully read through the document and seek clarification on any unclear terms or conditions. Consider consulting with a legal professional or housing advisor if you have any concerns or questions. Remember, signing a lease is a significant commitment, so it’s essential to fully understand the terms and ensure they align with your needs and preferences as a student. By being informed and proactive, you can make confident decisions when securing accommodation for your academic journey.

Top 10 Tips for Finding the Perfect Student Accommodation

As a student embarking on the exciting journey of higher education, one of the most crucial decisions you’ll make is where to live during your studies. Finding the perfect student accommodation can greatly impact your overall experience, affecting everything from your academic performance to your social life and well-being. To help you navigate this important decision, we’ve compiled a list of the top 10 tips for finding the ideal student accommodation.

Start Early: Begin your search for student accommodation as early as possible, ideally several months before the start of the academic year. This will give you ample time to explore your options, compare prices, and secure a place in your preferred location.

In Birmingham, demand for PBSA beds currently stands at 43,570. However, with an existing supply of 25,052, including private and university owned accommodation, and a pipeline of just 6,324 beds, the city is facing a shortage of 12,193; So make sure you book early to avoid disappointment!

Set a Budget: Determine your budget for accommodation and stick to it. Consider not only the rent but also additional expenses such as utilities, internet, and groceries. Be realistic about what you can afford to avoid financial strain throughout the year.

You can use the following links to help you with budgeting:

https://www.ucas.com/money-and-student-life/money/budgeting/student-budgeting-tips

https://www.moneysavingexpert.com/students/student-budgeting-planner

Free Student budgeting apps:

Money Lover

Cleo

HyperJar*

Consider Location: Think about the proximity of the accommodation to your university or college campus, as well as other amenities such as supermarkets, public transportation, and entertainment venues. A convenient location can save you time and money on commuting. Google Maps can assist in visualizing distances and commute times effectively.

Research Your Options: Explore different types of student accommodation, including room types, apartments, shared houses, and homestays. Each option has its pros and cons, so weigh them carefully based on your preferences, budget, and lifestyle.

Assess Amenities: Look for accommodation that offers essential amenities such as laundry facilities, communal areas, and study spaces. Additional perks like gyms, security features, and social events can enhance your living experience and contribute to your overall satisfaction.

Read Reviews: Before committing to a place, read reviews and testimonials from current and former residents. Pay attention to feedback regarding cleanliness, maintenance, landlord responsiveness, and the overall atmosphere of the accommodation.

Visit in Person: Whenever possible, schedule a visit to potential accommodations to get a feel for the environment and meet the landlords or property managers. Take note of the condition of the facilities, the cleanliness of common areas, and the vibe of the neighbourhood.

Consider Roommates: If you’re considering shared accommodation, choose your roommates wisely. Look for individuals who share similar lifestyles, habits, and expectations to ensure a harmonious living arrangement. If you don’t have any luck with this, you can ask us directly whether there’s anyone you can share a flat with who meets your preferences.

Review the Tenancy Agreement: Carefully review the terms of the tenancy agreement before signing. Pay attention to clauses regarding rent, security deposits, maintenance responsibilities, and any restrictions or rules imposed by the landlord.

Trust Your Instincts: Ultimately, trust your instincts when making the final decision. If something doesn’t feel right or if you have doubts about a particular accommodation, it’s okay to keep looking until you find a place that feels like the perfect fit for you.

Finding the perfect student accommodation requires careful planning, research, and consideration of various factors. By following these top 10 tips, you can navigate the process with confidence and secure a comfortable and conducive living environment for your academic journey. Remember that your accommodation plays a significant role in shaping your college experience, so choose wisely and make the most of this exciting chapter in your life.

Moving into University Accommodation: What You Need to Know

As you embark on your journey into university life, one of the most exciting experiences awaits you: moving into university accommodation. Whether you’re moving away from home for the first time or transitioning to a new campus, navigating the process can feel overwhelming. But fear not! We’ve compiled a comprehensive guide to help you prepare for this important milestone and make the most of your living experience.

Preparation Is Key: Start by making a checklist of essential items you’ll need for your new space. Think about bedding, kitchenware, toiletries, and any personal items that will make your room feel like home. You can also ask your new accommodation if they have any furniture packs available, which can provide you with everything you will need to get settled into your new accommodation! Check out the essential packs which can include bedding, kitchenware, cleaning & laundry items we can provide at Premier Student Halls using this link – https://www.unpacked.co.uk/premier-student/welcome/?checkout=1&utm_campaign=web&utm_medium=referral&utm_source=studenthallsbirmingham.com

Don’t forget important documents like your ID, insurance information, and any paperwork required by your university.

Know Your Space: Familiarise yourself with the layout and amenities of your accommodation. Take note of shared spaces, laundry facilities, and any rules or regulations specific to your residence. This will help you settle in more quickly and avoid any surprises down the road.

Get to Know Your Roommates: If you’ll be sharing a flat, take the time to introduce yourself to your roommates before move-in day. Establishing open communication and setting boundaries early on can help foster a positive living environment for everyone. You can ask your student accommodation to do this for you as new GDPR rules don’t allow for students to access flat mate information without that persons permission.

Stay Organised: Keep track of important dates, such as move-in day, freshers week, society/career fairs and deadlines for completing essays/dissertations or making payments. Set up a system to keep your belongings organised and maximise space in your room.

Safety First: Familiarise yourself with safety protocols and emergency procedures in your accommodation. Know the location of fire exits, fire extinguishers, and review any guidelines for handling emergencies. This information will be provided to you when you move into the accommodation.

Get Involved: Take advantage of opportunities to get involved in your residence community. Attend on site events, join societies/clubs, and participate in social activities to meet new people and make connections with fellow students.

Take Care of Yourself: Moving into university accommodation can be an exciting but also stressful time. Remember to prioritise self-care and seek support if you’re feeling overwhelmed. Reach out to resident advisors, university counselling services, or other support resources available on campus if you need assistance.

Stay Connected: Stay connected with family and friends back home while also building new connections on campus. Utilise social media, video calls, and other communication tools to stay in touch with loved ones and share your university experience with them.

Explore Your Surroundings: Take some time to explore your new surroundings and get to know the local area. Check out nearby shops, restaurants, parks, and attractions to familiarise yourself with your new community. We have some great posts on our Instagram which will give you tools for finding out what’s happening in Birmingham. Click Here

Embrace the Experience: Moving into university accommodation marks the beginning of an exciting chapter in your life. Embrace the experience, be open to new opportunities, and make the most of your time living on campus.

Moving into university accommodation is a significant milestone that sets the stage for your university experience. By being prepared, staying organised, and embracing the opportunities that come your way, you’ll be well-equipped to make the most of your time living on campus. Welcome to your new home away from home!

With prices increasing and the availability of rooms and housing decreasing throughout the year. It makes it harder for everyone to find their ideal student room. However, apart from price, location and reviews; how can you make a decision on a room?

Perhaps room size might be the next best metric! According to Statista, in 2019, the average size of a en-suite room in a purpose built student accommodation (PBSA) in the United Kingdom (UK) was 13.4 square meters. Moreover, studios on average were 20.6 square meters.

In comparison to our en-suite rooms, they’re averaging 16.39 square meters and 22.3 square meters for our studios.

How does this compare to housing? Although there’s not much data available online in regards to student room sizes in HMO’s, we can look at the minimum size required. For Birmingham HMO’s, it’s legally required for:

A bedroom/study where all occupants of the house have access to a separate communal living room – 6.51m²

A bedroom/study where all occupants of the house do not have access to a separate communal living room – 10m²

For more information you can use the below link: https://www.birmingham.gov.uk/info/50248/houses_in_multiple_occupation/2176/what_is_a_house_in_multiple_occupation_hmo/3

Ultimately, finding accommodation can be a difficult task if you want to find your ideal accommodation. On the other hand, taking into account, location, price and size may give you a good starting point to finding value for money. More importantly a place which will support you throughout your studies.

Over the last couple of years, Premier Student Halls has been looking into what to do with the empty room located next to the front reception. In the past it was previously used a show room. However, after speaking to our students. It was decided that a gym would be best.

Although a common area was a close second, the benefits of a gym, seem far more beneficial. Not only in terms a proximity point of view where the University of Birmingham gym is the closest. But in terms of a mental health and well being point of view. Believe it or not, research has repeatedly shown that exercise can help mental health issues like depression, anxiety and stress through the release of endorphins and psychological mechanisms.

In the Cadnam Hall gym, there will be:

Air Rower

Smith Machine

Dumbbells (2.5kg – 40kg)

Cable Machine

2 Benches

Spin Bike

Multi Gym

As shown in the images Above, we’re nearly there in completing the gym. Because of this, we plan to open in two weeks with inductions being conducted this week and next.

For the moment, this gym will only be accessible to Cadnam Hall/Riverside house students. However, in the future this may be open to Duncan Smith House for full use or for certain classes or times.

Updated Gym

Below are some updated photographs of our gym. The layout has been changed slightly to accommodate all the equipment. Further to this, mirrors have been added next to the cable machine/dumbbell area.

However, perhaps the best part of the night, was the fireworks display at the rear of Cadnam Hall. Showing why Guy Fawks Night is so popular in the UK. Celebrating the failed gunpowder plot of 1605, when Guy Fawkes and his conspirators tried to blow up parliament.

In this list, you must ensure you include and put them in their categories so as not to miss to pack any important items. Some of us are light packers while others are not.

Irrespective of this fact, you must start out of those things that are almost basic for you whether you are or aren’t in the university set up. To help you include the right items in your university checklist, here is our list:

Documents

There are certain documents that must be on your list no matter what. These include forms of identification such as the passport, your driver’s license (in case you do have one), the acceptance letter and all other official university correspondence, contract and accommodation details, all correspondences to student loan, details of your bank account, national insurance cards, discount cards for students, bank card and insurance documents. All these documents should be kept in a safe place in your room or in the wallet to always know where to look when you need them.

Electricals

There are a number of electronic items that you must include in your university checklist. It’s however, good that you bring only those that you’ll need to use. Electronic items to include your mobile phone and it’s charger, desktop computer or laptop, extension cables, iPod or an mp3 Player, camera, small TV, speakers, a USB memory stick, headphones, an optional game console and desktop printer which is also optional. It’s a good idea to take insurance for those electrical items that may be costly before you go to the university.

Stationery

Here, it’s ideal to go for stationery that isn’t overly expensive. In this category, the most important items to include pens and pencils, A4 Blinder, A4 Lined Notepads, Post-It notes, diary/ calendar, Stapler, course readers plus other books for study, highlighters, sticky tape and paper clips. These are the basic stationery items that should be basic for any university checklist.

Kitchenware

In the category of kitchenware, you need to contact the university residential services to know what will be and what won’t be provided. This way you’ll be better placed to know what to include. Basically, the items to have in the list include crockery enough for just you, cutlery for one person, other utensils, frying pan and saucepan, scissors, oven gloves, baking tray, recipe book, Tupperware containers, sponge and washing up liquid and finally, snacks.

Bedroom

When deciding on the kind of bedding to include in your list, you should contact your university’s residential services to inform you on the sizes to buy. However, the basic items here include mattress protector, duvet and pillows, pillow and duvet covers, laundry bin, desk lamp, clothes hangers, alarm clock, blankets and earplugs. These items are very vital if you’re to be comfortable sleeping. Certain items like the blankets should be more than one as it can really get cold.

Clothing

The clothing that should be included in the university checklist are casual clothes, underwear, dressing down and slippers, winter coat and jacket, gloves, scarf and hat, smart office outfits, sportswear, fancy dresses and shoes.

Bathroom

In the bathroom category, be sure to include items such as toothpaste and toothbrush, shampoo and conditioner, wash bag, soap, deodorant, shower gel, shaving/ razor foam, hand towel, two towels, toilet roll, hairbrush, washcloth, sanitary towels/ tampons.

Healthcare

Healthcare items are also very necessary to be included in the checklist. The most basic items include glasses and prescription, personal medication and prescriptions, first aid kit, multivitamins, condoms and/ or birth control pills, details of Doctor’s surgery and current GP.

These are the 8 basic categories of what a new university student should include in their university checklist. With this, you’ll be able to get a smooth start at the university life and grow on to be able to have a good quality of life while you’re there.
